Mitsui Develops AIDeeD — A Generative AI-Powered Platform Designed to Improve the Efficiency of Real Estate Operations

Mitsui & Co., Ltd. ("Mitsui", Head Office: Tokyo, President and CEO: Kenichi Hori) has developed AIDeeD, a generative AI-powered platform designed to automate real estate trading and management processes and take this sector to a new level of sophistication. Proof of Concept (PoC) trials that started in 2024 have confirmed that the platform brings drastic improvements in the efficiency of real estate trading operations. We have completed making patent applications that cover the intellectual property created through these PoC trials, in preparation for a full launch in spring 2026.

The Japanese commercial real estate market is among the biggest in the world in terms of transaction volumes. However, declining productivity due to the slow adoption of digital technology has been pointed out as an issue for this market as a whole. The entire industry has also been impacted by a shortage of specialists amid the proliferation of large-scale transactions bundling multiple properties, and the emergence of increasingly complex financial schemes. In this environment, the enhancement and automation of real estate trading and management processes are essential both to increase transactions and maximize market value, and also to maintain and strengthen the global competitiveness of the Japanese commercial real estate market.

AIDeeD is a groundbreaking platform for the Japanese real estate industry. It uses generative AI to provide integrated control and management of related processes, from the organization of documentation at the property acquisition stage to the project management phase, and the optimization of documentation package creation in preparation for property dispositions.

By using AIDeeD, asset management firms and developers will easily be able to automatically name, categorize, and organize specialized documents, including designs, administrative verification documents, and periodic facility inspection reports, check whether any documents have been omitted, and identify any risk factors. The early adoption of the AIDeeD platform by a Mitsui group company has confirmed a dramatic reduction in workloads related to operations that have traditionally been carried out manually, such as file naming and organization into folders. For example, in the case of a property for sale, the work required to process approximately 200 files previously took around 400 minutes. With the new platform, this time cost was reduced by over 90%.

This initiative was selected and PoC trials were carried out under the Strategic DX Support Program, an internal system established by Mitsui to encourage employees to take up the challenge of innovative digital transformation (DX) projects. Mitsui will continue to pursue social applications for generative AI technology, and to contribute to solving structural issues in the real estate industry through AIDeeD.
