This is to announce that MIRAI Corporation ("MIRAI"), for which Mitsui Bussan & Idera Partners Co., Ltd. conducts asset management, has today obtained approval from Tokyo Stock Exchange, Inc. ("Tokyo Stock Exchange") for the listing of its investment units on the real estate investment trust market of the Tokyo Stock Exchange. Mitsui Bussan & Idera Partners Co., Ltd. ("the Asset Management Company") is jointly owned by Mitsui & Co. Asset Management Holdings Ltd. (Mitsui & Co., Ltd.'s strategic wholly owned subsidiary for real estate asset management business) and IDERA Capital Management Ltd.
MIRAI was established on December 4, 2015 under the the Act on Investment Trust and Investment Corporations. It is a comprehensive REIT (Note 1), and the portfolio of its investment units at the time of listing will consist of office buildings, commercial facilities, and hotels. These assets will be managed by the Asset Management Company. Mitsui & Co. Asset Management Holdings Ltd. has hitherto engaged in management of a listed logistics REIT (Japan Logistics Fund, Inc.) and private funds through subsidiaries. This initiative is expected to bring about enhancement of further expansion of its real estate asset management business in Japan.
MIRAI will achieve the greatest possible synergy benefits by combining the different areas of expertise and strengths that the Mitsui & Co. group (Note. 2) and IDERA Capital Management, Ltd. have. Mitsui & Co., Ltd. is one of Japan's leading general trading companies, while IDERA Capital Management, Ltd. has an extensive experience and track record as an independent asset management company. MIRAI will work to enhance unitholder value through investment and asset management in a wide range of asset categories.
Note 1: "REIT" is an acronym for "real estate investment trust." A REIT uses funds gathered from many investors to acquire multiple properties, such as office buildings, commercial facilities, and apartment buildings. Rental income and trading gains are distributed to the investors.
Note 2: The Mitsui & Co. group consists of Mitsui & Co., Ltd. ("Mitsui", head office: Chiyoda-ku, Tokyo) and its consolidated subsidiaries and equity method affiliated companies.
